(1) Enable the Instant Book Feature
Once I turned on the Instant Book feature of my Airbnb platform, I loved it and never looked back.
For me, it eliminated the going back and forth with the guests via email and it immediately increased my bookings.
Don’t get me wrong. I still love communicating with my guests.
However, the guest may be in a different time zone and inquire about booking with me at 3 am my time.
With Instant Book enabled, the guest can book immediately and not wait hours for me to wake up and respond or vice versa.

(2) Use Professional-Quality Photos
The main photo of your listing, known as your magnet or lead photo, should be as spectacular and professional as you can get it.
This main photo serves as the calling card that draws your potential guest into viewing your other photos and the listings description.
Make sure your space is decluttered before pictures are taken.
You want your photos to have clean lines and to look as spacious as possible.
Use horizontal shots when photographing as opposed to vertical shots.
According to Airbnb, listings with professional photos tend to bring in 40% more in earnings. That goes a long way to increasing your earnings.
(3) Have a Great Listing Description
Having an awesome listing description that’s detailed and precise that will help the guest determine if the space meets their needs.
Descriptions include such things as the number of bedrooms, beds, bathrooms, if bathroom space is shared, kitchen use, and if laundry facilities are available.
(4) Have a Highly Bookable Listing
Another great tip to increase your Airbnb earnings is to respond to inquiries in a timely manner and as soon as possible.
One way to stay on top of your inquiries is to install the Airbnb App on your cell phone for instant access.
(5) Provide a 5-Star Guest Experience
After an Airbnb stay is completed, you are able to leave a review of the guest, and they are able to review you.
Five star reviews from previous guests equate to higher earning power.
Greeting your guests by their names upon arrival is a great way to make them feel welcomed.
Don’t be shy about asking the correct pronunciation of their name.
Communication can be key to a guest having a 5 star experience and starts before the guest even arrives.
As soon as a guest books, I respond and let them know I appreciate that they’ve chosen my Airbnb.
I’ll often ask if it’s their first time visiting my city and if they’re celebrating any special occasion.
When they arrive at my doorstep, I greet them by name and say ‘Welcome Home’.
Consider providing amenities such as a welcome basket of snacks and water.
That will certainly be appreciated if the guests arrives from a really long flight or arrives late at night.
Other amenities could include local maps, a list of local events going on during their stay, guide books, an extra toothbrush, soaps, and a hair dryer.
Becoming an Airbnb Host is one of the most fun and lucrative side hustles I’ve ever done. The extra income was instrumental in my feeling secure in taking an early retirement.
